Braxfield Recruitment are currently working with one of the UK's largest housing associations and I am looking for a Development Manager to join the team in Birmingham on an initial 3 month contract.
The successful Development Manager will:
- Be an integral part of a regional development delivery team and contribute to the success of the delivery team meeting its objectives.
- Work closely and collaboratively with colleagues in the Development Department, in the Directorate, the wider Commercial Company, and the Housing Association.
- Ensure that projects are appraised against business objectives and accurately reflect costs, income, funding, programme and quality to optimise the benefit to the Group and contribute to its core business. Use Pamwin and other appraisal software to appraise and monitor the financial performance of projects.
- Build and maintain strategic relationships with Local Authorities, Developer Partners and other key stakeholders. Represent the organisation at meetings/networking events to promote and raise the Group’s profile as a developer of new homes.
- Prepare Project Briefs to brief and appoint architects and other external consultants required to successfully deliver the project. Review proposals submitted to ensure compliance with internal policies and business objectives as well as funders design, financial and contract criteria.
- Manage the relationships with solicitors, consultants and contractors appointed throughout the development process in accordance with departmental and Group policies and procedures.
- Develop projects from the New Business and Land teams and regeneration projects to enable new homes to be developed. Work with the Heads of Service, Regional Development Director, Managing Director (Central and North) to ensure that new opportunities are promptly brought into contract and start on site is achieved.
- Undertake project management duties on projects within agreed time, cost and quality constraints through to handover to client teams and end of making good defects.
- Proactively manage projects to meet internal and external delivery targets. Monitor and manage project delivery risks to ensure that agreed outcomes are maintained and the project remains within agreed budgets.
- Prepare written and verbal reports for internal Boards, Panels and Committees and other internal stakeholders, when required.
- Liaise closely with Sales & Marketing team colleagues and external agencies, where appropriate, to optimise design and specification for high value sales led projects.
- Ensure that Homes England, Local Authorities and other relevant parties are consulted and kept informed on the progress of projects. Use the IMS system and other systems to submit bids and provide updates on project milestones.
- Ensure compliance with Group policies and regulatory requirements in all areas of your responsibility including Health & Safety, Environmental and Equality & Diversity, etc.
Experience and Pre-Qualification Criteria:
- Experience of appraising and acquiring land for development in either the RP of private sector. Knowledge and understanding of the relationship between capital and revenue costs, development appraisal criteria and cost control.
- Experience of successfully delivering projects throughout the development process to agreed targets and able to perform a variety of complex technical, professional or financial activities.
- An understanding of delivering phased regeneration projects.
- Experience across a range of tenures including low cost home ownership, rented, market sale housing, and commercial tenures.
- Experience of successful engagement and working with development partners including Local Authorities, private developers, funders, grant making bodies and internal and external projects teams.
- Excellent communication skills (both oral and written) and ability to use a range of communication techniques and channels in order to best convey the required message to the right audience.
