Concierge / Caretaker
Braxfield recruitment are currently working along side a leading housing provider, looking for a concierge / caretaker to look after a scheme they have running in one of their buildings in West London, this is called a “LiveSmart” scheme and they are providing retirement homes for people as young as 50. Within the building they run various activities such as Bingo and Tea Mornings arranged by the tenants.
The set hourly rate for this position is £11.42.
The successful concierge / caretaker will have the following responsibilities:
- To be a key-holder for the building and ensure security of the communal areas and facilities.
- To be the first point of contact and manage access to the building for residents, contractors
- Meet contractors on site and facilitate access to communal areas to carry out repairs, planned maintenance and servicing of facilities and plant equipment.
- Allow access to utility companies for essential maintenance and servicing of equipment
- Manage and monitor the laundry facilities & communal areas.
- Monitor and facilitate resolution of complaint relating to communal areas and facilities.
- Monitor cleaning staff to ensure the property conditions are maintained and provide a welcoming environment.
- Monitor and advise tenants on the management of the rent accounts and arrears
- Carry out regular inspections of the building to identify and resolve repair, maintenance and security issues.
- Raise repairs, facilitate access and guidance to the affected areas for contractors
- Complete water testing in communal emergency lighting and fire fighting equipment in line with the associations health and safety processes.
- Ensure that all actions identified in the fire risk assessment for the service are completed and access to the building is co-ordinated with contractors.
- Manage or provide gritting at the property in line with the service gritting plan as required.
- Carry out health and safety inspections of the building and record the outcomes in line with services standards.
- Monitoring accidents, incidents and near misses in line with the health and safety procedures.
- Ensure compliance with and the promotion of the health and safety policy / procedures and legislation.
- Deliver cover as required.
