Braxfield Recruitment are working with a G15 Housing Association in NW London who are looking for an Electrical Project Manager to join the electrical team. Braxfield Recruitment are a leading recruitment agency working within the property management sectors.

The Electrical Project Manager will undertake the contracts management of electrical services, and installations including electric heating, electric testing and inspection, lifts, controlled entry/CCTV, communications equipment, ventilation, fire-fighting equipment and lighting conductors. They will be responsible for undertaking the management and delivery of the electrical, maintenance and stock investment contracts throughout the housing association for all housing, associated land/buildings and in respect of corporate buildings.

The Electrical Project Manager will work with contractor and consultant partners, colleagues and residents across the full range of resident services, to ensure that customer involvement and resident satisfaction is at the core of the decision making process and delivery of these services. They will also ensure that the electrical services within the housing association’s housing stock are installed, serviced and maintained to a standard and quality required by policy and regulatory requirements. 

As part of the role the Electrical Project Manager will use their technical expertise to inspect, specify and analyse repairs required to a range of electrical defects, both domestic and commercial/industrial (including major defects).  Aiming to carry out cost-effective repairs with the minimum disruption to service delivery. This will include the production and presentation of detailed technical specifications and reports. They will also be required to provide technical support in disrepair cases, ensuring that repairs are carried out on time and in line with agreed standards, whilst monitoring and checking repairs and maintenance work to ensure that they are completed to the required standard within agreed timescales and to the satisfaction of the residents and relevant Environment and Housing Management staff.

The successful candidate will be expected to have an HNC in electrical engineering services or equivalent OR be working toward this qualification OR have extensive appropriate experience. Electrical defined scope levels B and C Certificate (Part P) and a detailed understanding of all regulations, standards, codes of practice and health and safety procedures.

The post holder will be required to collaborate with other departments to contribute to strategies, policies and procedures for reactive/responsive repairs, stock investment/improvement, voids works, asbestos, disrepair claims, and other related areas to ensure the best use is made of property/asset investments and align with strategic plan objectives.

Electrical Contracts Manager

Braxfield Recruitment are a leading recruitment agency working within the property management sectors. We have been appointed by a housing association that are looking for an Interim M&E Inspector with an electrical bias to join them.

They have a programme of works to upgrade and / or replace fire alarm systems, AOV’s, emergency lighting, sprinkler & dry risers and connected door entry systems.

The role of the M&E inspector will be to travel between sites quality controlling the work carried out by specialist contractors ensuring that it is being undertaken in line with the specification and within the agreed time frame. The electrical inspector will work with the contractors to ensure value for money and agree any interim and final payments together with any requested variations.

It is essential that the M&E Inspector has prior experience of managing similar projects on residential properties whether client side with a housing association / council or working with a contractor or consultancy.

Relevant electrical qualifications will be required together with a good working knowledge around fire protection systems.

As our client is a private sector organisation the appointed M&E Inspector will be able to work outside of IR35 if preferred.

M&E Inspector

Braxfield Recruitment are a leading recruitment agency working within the social housing sector. We have been appointed by a Housing Association in North West London to help them to find a fire inspector / trainer to join them.

The role really is an interesting one and will suit someone who likes variety in their work. It is made up of three core areas; Contract management, training and quality assurance.

The contract management element will involve overseeing the delivery of minor works projects from specification through to the post inspection and sign off, working with both colleagues and specialist contractors to ensure these come in on time and to budget.

The training element will involve working with departments across the organisation to upskill non-technical staff with basic fire safety measurements and precautions. The successful applicant will be responsible for running small training classes for housing officers and resident liaison officers helping them to identify typical fire hazards found in properties so that these can be reported and rectified more quickly.

The quality assurance element will involve spot checking a selection of risk assessments carried out by the organisations chosen contractor to ensure they are correct and in-line with the Regulatory Reform order.

A background in and knowledge of fire safety is required for this role whether this has been gained from either the fire brigade, social housing or the private sector. A good communicator and ‘People person’ is also a must as there will be a lot of interaction across the organisation and their contractors.
